THE RISE OF THE INVESTOR

RENTAL HOME LENDING HITS NEW HIGH

Have you heard the news? According to data from the Australian Bureau of Statistics, in March this year the value of residential property investor borrowings surpassed the value of owner-occupied home loans for the first time in the ABS’s recorded history.

New lending to rental home investors worth $12.9 billion outstripped new lending to owner occupant homeowners, which was worth $12.3 billion.

So with growing numbers of new investors using this year’s historically low interest rate climate to start or expand their portfolios, what does this mean to landlords already in the market? How can you make sure your property is shining brightly as we head into the year’s darker months?

HOT TIPS FOR STANDING OUT IN THE CROWD:

01 DOES YOUR RENTAL LOOK ITS BEST?
Like any competitive pursuit, your property should be in tip-top condition if you want to attract A-grade tenants happy to pay fair market rent in an increasingly active market. Why not speak to your property manager about ways you can give your rental home (or homes) a cosmetic tweak in step with its core rental market’s expectations?
02 CAN YOU TAILOR YOUR LEASE?
It is well known in property circles that the busiest time of the year for lease renewals is during Melbourne’s summer months. Tenants with families prefer to move suburbs before the school year begins and often professional job contracts begin at the start of a new year. That’s why an ideal time to have your rental home temporarily vacant between tenants is in a warmer month, when there is always a seasonal influx of potential tenants.
03 ARE YOUR ASSETS FULLY PROTECTED?
When the property market gets busy and with new entrants it is a good time to check your investment seat belt is safely buckled. Is your landlords’ insurance policy current? Does it still offer the best cover for your money and is it time to review your building/strata insurance policies too?
