Everything points to 2016 being a brilliant year to sell your home.
As the 2015 Melbourne auction season ended, in the week before Christmas almost 67% of properties sold compared to 61.5% the previous year. This was despite there being more properties up for grabs (882 versus 639), CoreLogic RP Data reports.
I firmly believe current market fundamentals – strong buyer activity and record low interest rates – will reward vendors who go to market this year.

The good news is, even if you don’t plan to list straight away, you can start getting ready today.
First of all, stand on the curb and pretend you are a prospective buyer. Does the fence look neat? Is the garden tidy? If your property looks lacklustre, make it a priority to improve its streetscape. Positive first impressions in real estate usually add many thousands of dollars to your sale price.
Next, move inside. Make sure all light fittings, cabinetry, plumbing, doors and appliances work. Are your bathrooms in good repair and spotlessly clean? Clear redundant or dated furniture in readiness for open inspections. Clutter-free properties – even if floor plans are small – are always more attractive to buyers.
