MY TAKE ON AUCTION STRATEGIES

27 Jun 2017 By: Greg Hocking 0 Comment

Wear a suit or dress down in casual clothes? Stand at the front where you can be seen, or hide out the back? Make the first bid or hold back, hoping to come in at the end with a knockout punch? I’m asked about the effectiveness of these and many other auction strategies regularly. It’s an interesting topic – while ultimately a property will sell to the highest bidder, there are a couple of aspects I suggest potential buyers consider to g... Read more »

IS SELLING IN WINTER RIGHT FOR YOU?

15 Jun 2017 By: Greg Hocking 0 Comment

Winter has certainly arrived with a vengeance, with Melbourne shivering through some particularly chilly nights. In fact, the cold snap has been so pronounced that Mount Buller opened a week prior to the expected start of the snow season. I’m often asked about the merits of selling during winter, and my response has been consistent for years now – I think the days of a “sell in spring, wait in winter” mentality are behind us. So long a... Read more »

A HOT WINTER

1 Jun 2017 By: Greg Hocking 0 Comment

As Melbourne braces to enter winter proper this week, its property market continues to emit summer-like heat. The city’s auction clearance rate has not dropped below 75% since January 1; a truly remarkable result underlining the robust health of local economics and lifestyle. Weekly auction numbers remain consistently above 1,000, 1,350 this week, according to CoreLogic. Of those reported, 77.3% successfully sold. Earlier this year som... Read more »

SMALL HOUSING WITH BIG STORAGE SMARTS ON-TREND

15 May 2017 By: Greg Hocking 0 Comment

Have you noticed tiny homes are all the rage right now? Like hordes of others I am more than slightly intrigued by this latest global housing trend. Tiny Homes – yes, capital T and capital H – have fan bases, owner associations and their own reality TV programs. In the US, for example, there are even Tiny House conferences and villages dedicated to housing the homeless. Here in Melbourne do not expect to see a 10-square-metre dwel... Read more »

THE FEDERAL BUDGET AND THE PROPERTY MARKET

2 May 2017 By: Greg Hocking 0 Comment

The Australian Federal Budget 2017 looms on the horizon. On May 9, the Federal Government will publish its economic policy plan; voters will learn how it impacts the country’s property market. This lead-up time is often an uncertain time for prospective vendors and buyers who want to know what lies ahead before making binding property decisions. I do not know what is in the Budget. That’s a job for the Treasurer. But one thing I d... Read more »

ANOTHER PERFECT WEEKEND OF AUTUMN HOUSING SALES

27 Apr 2017 By: Greg Hocking 1 Comment

Melbourne was the nation’s property market powerhouse this week. Our capital city surged back to full-tilt after its temporary pause over the Easter weekend, with 823 auctions taking place across our suburbs. It was more than any other capital city and, critically, a lively 76.8% of reported auctions returned sales, according to sales data provided by CoreLogic. Sydney claimed second place with 75.8% of 585 listings clearing this week.... Read more »

EASTER A TIME TO REFLECT

18 Apr 2017 By: Greg Hocking 0 Comment

Easter is a precious time to reflect and, if lucky, spend time with our loved ones. I do hope you have been able to unwind these past few days as we pass the half-way mark of autumn 2017. This year sure waits for no-one. The real estate industry also took a short breather this long weekend compared to recent weeks when 1,000s of auctions have taken place. We still held more than 100 auctions across our suburbs – and almost 83% of th... Read more »

GROWING CITY STANDS TALL IN FACE OF ‘FALL’ TALK

10 Apr 2017 By: Greg Hocking 0 Comment

Every week without fail I am asked when the market is going to fall. Every time my answer is the same: “When people stop moving to Melbourne.” This mid-autumn market continues its unprecedented period of capital growth – 59 months in a row – including house value growth of 13.1% in Melbourne in the past year, according to CoreLogic data. This unstoppable demand for housing is caused by more people on deck. Latest figures from ... Read more »

NO FOOLING MELBOURNE PROPERTY BUYERS

4 Apr 2017 By: Greg Hocking 0 Comment

Did you fall for a practical joke on Saturday? My personal favourites were Brownlow Medallist Dane Swan announcing he was returning to AFL (OK, too good to be true), and IKEA claiming its new airline “FLIKEA” was about to start flying from Australia to Sweden. Hope you too enjoyed a few belly laughs on April 1; even “fake news” can raise a smile. But not everything was a gag on April Fools’ Day 2017. Hand on heart, another t... Read more »

PROPERTY, MOTOR SPORTS AND AFL AN ACTION PACKED WEEKEND

28 Mar 2017 By: Greg Hocking 0 Comment

The final weekend of March was always going to be action packed. A quick round-up of results across Melbourne’s sports and property industries highlights we have not been disappointed. AFL season 2017 kicked-off to perfect warm autumn temperatures. The historic first round match-up of old-rivals Carlton and Richmond got things going on Thursday night. On this occasion, the Tigers took the spoils. The season began in just the righ... Read more »
